Romania Trip – Emanuel University

Emanuel University

Less than two months ago I was offered an opportunity to join a group of local business people as they travel to Romania. For the last 10+ years this group has slowly grown it’s influence and impact on Emanuel University which is an Christian University in Oradea, Romania. The group maintains a focus on the business school with curriculum encompassing finance, sales, marketing, accounting, etc.

Wednesday morning I boarded a plane to Romania. I had layovers at JFK in NYC, and Prague in the Czech Republic. Once we touched down in Budapest, Hungary we drove 3.5 hours to the school. I am still somewhat unsure as to what to expect tomorrow as we begin interacting with the students, but I’m excited for the opportunity. Tomorrow we will be listening in on 3rd year student’s final sales presentations that they have been working on for the last 6 months. On Monday, I will be assisting in teaching the sales courses to first year Emanuel University students.

NBA Lock-Out’s Effect on Orlando

ORLANDO – The NBA has been in a lock-out and has already missed the first couple weeks of the season. Orlando has a lot at stake if the NBA does not work out their differences. The NBA All-Star game is scheduled to be in Orlando early next year. That weekend alone is expected to produce $80M – $100 Million of economic impact in the Orlando area.

Here’s a breakdown of who is working at the Amway Center besides Dwight Howard and his high-priced buddies:

- 550 hourly food service employees, and 21 who are salaried.

- 66 janitors.

- 125 ushers or ticker takers

Buddy Dyer took charge along with other NBA city Mayors and wrote a letter to David Stern and the NBA. Below is their letter:

An open letter to the National Basketball Association and the NBA Players Union from America’s Mayors:

We are the Mayors of our country’s NBA cities.  Every year, our residents pack the arenas where our teams play.  They buy the NBA’s products.  They cheer for their favorite players with passion and intensity.  They attend games and make lasting memories with family and friends.  Many own or work at small businesses that depend on NBA games for survival.  No matter how you look at it, our NBA teams are a vital part of the economic and social fabric of our cities.

Unfortunately, lost in the debate over a new NBA collective bargaining agreement, has been the perspective of those very residents and the negative impact a cancelled season might have on them, our cities and our local economies.

We know the issues being discussed between NBA owners and players are complex and need to be addressed to ensure the long-term wellbeing of the league.  We are not interested in taking a side.  The United States Conference of Mayors has always maintained impartiality in major leagues sports negotiations.

Rather, we respectfully ask that you consider the consequences to our cities should the lockout continue.  We ask that you work quickly to find a way to compromise so that we might salvage the upcoming NBA season.

We are proud to call our cities home to NBA franchises.  As basketball fans, we know winning and losing is part of the game.  Rest assured; everyone loses if there is no season.

Newspaper Marketing

Throughout the years, real estate marketing has shifted from newspapers, classifieds, and brochures to websites, online classifieds, and videos. Nearly 90% of homebuyers begin their home search online, so there is no question as to where we [Realtors] have shifted our marketing efforts.

The Core Group and Coldwell Banker spend 99% of our time critiquing and improving our online marketing, but we have not completely disowned print. The image to the right is a sample of one of our listings that is being Featured in the weekend real estate section. This section is in place to market home for sale and open houses that are taking place over the weekend.

THE INSPECTOR’S COMING!! (How to prepare the home)

There are routine steps that sellers can take to help ensure that an inspection goes off without a hitch. 

Most steps are part of regular maintenance chores and quite easy and inexpensive to do. Some of these remedies are obvious but might be overlooked by anxious sellers. Above all, sellers should not try to do quick, cheap repairs, as this could cause questions and concern to home inspectors and prospective buyers.

Exterior

  • Provide at least 6″ of clearance between grade/ mulch and siding. Decks should be properly graded.
  • Dirty gutters and debris should be cleaned from the roof and basement entry drains should be cleaned out as well.
  • The grade of the land should slope away from the home so that water is diverted away from the house.
  • Downspouts, sump pumps, condensation drains, and the like should all drain away from the home.
  • Exterior repairTrees, roots, and bushes should be trimmed away from the home’s foundation, roof, siding, and chimney.
  • All weathered exterior wood should be painted. Caulking should be placed around the chimney, windows, and doors.
  • Rotting wood and/or firewood should not be in contact with the house.
  • If the asphalt driveway is cracking, it should be sealed.
  • Masonry chimney caps should be sealed or pointed up. Metal flue caps should also be installed on chimneys.
  • Any faulty mortar joints in a home’s brick or block should be pointed up.
  • The home’s HVAC filter should be cleaned or replaced, if needed. Dirty air returns and plenum need cleaning, too.
  • All doors and windows must be in proper working condition.
  • If windowpanes are cracked, sellers need to have them replaced, or repaired if possible.

Interior

GFCI testing

  • Make sure that any burned out light bulbs are replaced before a home inspection.
  • Ensure that all smoke detectors are working.
  • If a home’s attic is not ventilated, it needs to be.
  • A professional should clean the chimney, fireplace or wood stove and provide the buyer with a copy of the cleaning record.
  • Plumbing fixtures, including toilet, tub, shower, and sinks, should be in proper working order. Any leaks must be fixed, and caulking should be done around plumbing fixtures if necessary.
  • A sump pump should be operating properly.
  • All GFCI receptacles need to be tested to make sure they are operating correctly. If not already in place, GFCI receptacles should be installed near all water sources.
  • Masonry walls in the basement need to be sealed. (yes there are some basements in Florida)
  • Make sure that vapor barriers, if applicable, are installed in crawl spaces and that the crawl spaces are dry. Moisture needs to be removed, as moisture levels in wood should be below 18 percent to prevent dry rot and mildew.
  • Remove any paints, solvents, gas, and similar materials from crawl spaces, basements, attics, porches, etc. Access to the attic, crawl space, heating system, garage, and other areas the home inspector will check must be clear, with nothing blocking the way.
  • If the house is vacant, all utilities must be turned on, including water, electric, water heater, furnace, air conditioning, and breakers in the main panel.

Sellers who follow these steps should have no problem with a home inspection, making themselves, their Realtor®, and their prospective buyers very happy.

Sellers: Online Activity Reporting

We track every listing constantly to know the kind of activity we are gettingfrom prospective buyers setting foot in these properties as well as virtual views on these homes. Below is the showing report for the last month and we are averaging over 200 detailed views per week per property. Some homes are actually getting between 400 and 500.

The criteria that is obviously targeting the most buyers is:

- Pool Homes

- 4+ Bedrooms

- Water/Conservation Views are HUGE pluses

Live in the Magic Kingdom

As a frequent visitor of Walt Disney World when I was a child (ok, maybe as an adult too), I dreamed of living in the Magic

Kingdom. Part of me wanted to see what it would be like to live in the Swiss Family Robinson tree house or have a sleepover inFrontierland. While those opportunities are a bit of stretch, Disney is now offering you the chance to own part of their Magic Kingdom by creating the first luxury homes available for purchase a part of Walt Disney World.

The Golden Oaks Homes Luxury Resort is a community of luxury single family homes available for purchase. Pictures were just released of the first homes built and I have to say they do look quite magical. The Disney Parks blog writes that the first home was purchased by “a grandfather who has been visiting the theme parks with his extended family for years.” Details for this first Golden Oaks home includes some unique touches and a dedicated playroom for use by the owner’s grandchildren.

The pictures of this first home are gorgeous and sure beats the time share we used to stay at.
